Ibex House – Stratford

The 70-week project required the removal of unsafe cladding and the installation of a fully non-combustible façade system, whilst preserving the building’s original architectural character. Works were undertaken in a live, occupied residential environment, requiring careful planning to ensure resident safety and minimise disruption.

Our Role & Services Provided
Mardani Façade Ltd was engaged to provide a full cladding remediation service, which included:
• Removal and safe disposal of combustible façade elements.
• Retention and reinstatement of original terracotta cladding to preserve architectural integrity.
• Installation of non-combustible rainscreen cladding, render system, balcony decking, spandrel panels, and fire barriers.
• Programme management and collaboration with the wider project management team to ensure compliance and efficient delivery.

Challenges & Solutions
The remediation of Ibex House presented several technical and logistical challenges:
• Combustible Façade Materials: Replaced with A1-rated rainscreen, render and spandrel systems.
• Occupied Building: Resident safety ensured through phased works, clear communication, and minimal disruption.
• Constrained Urban Site: Careful site logistics and planning minimised environmental and community impact.
• Architectural Preservation: Terracotta tiles carefully reinstated to respect the original façade design.
